Sun Peaks Accommodations provides property owners with full service management of their Sun Peaks vacation homes. We look after advertising and marketing, booking and reservations, suite maintenance and housekeeping, and a range of value-added guest services.
Our property owners can contact us easily, anytime and – very importantly – so can any of our guests.
We believe that if we deliver consistently good products and services, we'll have consistently satisfied customers. That will bring us more repeat and referral business for our rental properties, and that means increased revenues for both us and our partners. |

SPA Provides several easy options for guests to make reservations at our properties. Properties may be registered with the Resort Association’s Central Resrevations service. In addition, we have aggreements with a number of tour company operators and wholesalers and travel reservation agencies, all of whom can directly book our properties for their clients. Many of these companies use PA as their exclusive accommodations provider for Sun Peaks Resort.

We target three different market segments: local and regional visitors, who are likely driving to Sun Peaks Resort and spending two to three nights; the North American resort destination visitor, who will fly to Kamloops or Vancouver, and stay on average seven nights; and finally the "long haul" international visitor who have usually flown from overseas and will stay seven to fourteen nights or longer.
Our marketing strategy includes co-operative advertising with Tourism British Columbia (TBC) and the Canadian Tourism Commission (CTC) in regional, national, and international "destination travel" print media as well as local and regional newspapers and magazines. SPA's brochure represents all of Sun Peaks Resort's non-hotel type properties and is distributed throughout British Columbia and Washington State, independent of financial assistance from you the homeowner or Tourism Sun Peaks.
Since 1995, Sun Peaks Accommodations sends representatives to attend Ski Travel Expo's regionally, nationally and internationally, and were the first to meet and speak directly with your guests in these markets. |

Sun Peaks Accommodations ensures that our guests have convenient access to our staff for check-in and check-out service. Our staff are also available to provide information to our guests on local activities, restaurants, and essential services such as banking or medical care. We can even assist guests with purchasing lift tickets, booking activities or making restaurant reservations.
Sun Peaks Accommodations provides an on-site presence at Sun Peaks that gives absentee owners confidence that property related problems or emergencies will be promptly attended to. |

| Sun Peaks Accommodations insists that all of our rental properties be maintained to a first class standard, and we provide a number of services to help guarantee the property is well kept and kept and well cared for. |

SPA's own housekeeping staff routinely cleans every rental unit immediately after a guest departs, so that the unit is always prepared for an incoming visitor. This includes fresh towels and linens, vacuuming, dusting, and general housecleaning.
For a small extra charge, we can also provide this service after your own personal stays in the unit - you can head home and leave the cleaning, laundry and linens to us. | Local health regulations require that hot tubs in rental accommodations be tested daily to ensure that proper disinfection and water cleanliness standards are being maintained. If your unit has a hot tub, we can provide the requisite daily maintenance during rental periods. There is an additional charge to the owner for this service. |

We recommend a thorough "deep cleaning" of all rental properties in the spring and fall, and we can arrange and oversee this on your behalf. We can also take care of annual furnace and duct cleaning, steam-cleaning of carpets and drapes, touch-up painting inside and out, as well as routine maintenance and yard work. Other services include pressure washing of driveways, decks and vehicles, along with deodorizing, where our industrial ozinator is guaranteed to remove all unwanted odors. Our emergency on-call service is available 24 hours a day, 7 days a week.
In short, you can count on us to do whatever is necessary to keep your property in "Peak" condition! There is an additional charge to the owner for this service. |

SPA operates on a commission structure; we take 35% of the net rental revenue. A sample account is shown in the Accounting section on the menu below.
While there are sometimes considerable market pressures to do so, we resist undercutting prices and offering promotional lures and incentives such as "free lift passes" to attract guests; these measures tend to have very short term benefits, and have the immediate impact of lowering both of our revenues.
Instead, we rely upon superior marketing, outstanding properties and first class services to attract guests who appreciate the excellent value that Sun Peak Acommodations provides. This strategy has worked well for SPA, delivering a higher rate of occupancy than many competitive companies without resorting to temporary price cuts and giveaways.
In short, you may pay a point or two in commission when you select SPA as your property manager. We think you will find it a small price to pay for the knowledge that your property will net you more money through higher room night occupancies, and the comfort that your guests are well cared for.
